Planning & Development Responsibilities
The Story County Planning and Development Department is responsible for approving plans, issuing permits, performing inspections, planning, and making zoning recommendations for the unincorporated areas of Story County. To learn more browse our

Story County adopted the first zoning ordinance in 1958. The department is responsible for managing the
County Development Plan and the
Land Development Regulations. These two documents govern how property can be divided and the uses that are allowed on property in the unincorporated areas of Story County.
Cooperative Efforts
The Planning and Development Department works very closely with the Story County
Planning and Zoning Commission and the
Board of Adjustment. The Planning and Zoning Commission is made up of seven residents, a majority of whom resided within the unincorporated areas of the county.
The Commission makes recommendations to the Story County Board of Adjustment and the
Board of Supervisors. The Board of Adjustment is made up of five residents of the county who make final decisions on development applications for conditional use permit requests, appeals and variances.
Our Staff
The Planning and Development Department includes four full-time staff members, along with planning interns as budgets allow. The positions include county planner (two positions), office support coordinator, and director. You can find us in the bottom level of the Story County Administration Building located in Nevada.
